Scope of Services

Landlord Tenant Negotiation

ERI collaborates as a team member of the lease negotiation, working with brokers, lawyers, and landlord representatives in lease review extracting potential terms and conditions that are typically overlooked and come with additional cost to the rent. ERI also performs existing site conditions survey in protection of accepting the space in as in conditions, which is a typical clause in most leases.

ERI believes the key to a successful project starts with thorough preparation. We believe the first steps of any project dictate the last. Our teams forecast budgets, schedules, and possible obstacles to keep the project running on time and within budget.

Bid & Award

ERI exclusive bid process leads to the award the project most competitive and qualified companies to perform the services to the highest quality available. Through its experience ERI maintains a list of well-known international and domestic architects, engineers and general contractors.

ERI works on behalf of the client to reach an agreement with architects, contractors and vendors on how the relationship will operate and what their obligations will be.

Change Order Negotiation

Inevitably, change orders will arise. ERI carefully reviews every change order to determine the validity. In the case where we do not agree, we work directly with the contractor to find the best option that serves our clients goals and service provider.

Owner Supplied Items

It is essential to understand, clarify, and order all owner provided items timely. ERI in collaboration with the owner and its vendors will manage the process from procurement, fabrication, and shipping to the site in accordance with the project schedule. It is imperative this aspect of the project is addressed in the initial planning stage, to not be an impediment to the successful completion of the space.

Quality Control

ERI reputation for delivery of quality constructive environments and installations of owner provided items is key to our belief. It is our responsibility to deliver the finest craftsmanship available in concert with our client’s product.

Conflict Resolution

Conflicts/disputes are bound to arise. As is typical in this business an ostrich management approach is usually applied leaving conflicts/disputes lingering unaddressed and festering are relationship killers. ERI approach to any conflict/dispute is to address immediately and create resolution that serves the project before any other entity.

Project Closeout

This stage is an integral part of our services. Timely punch list completion, warranties, guarantees, operational manuals, as built drawings, and signoffs are just a few important processes that be performed and delivered in a timely manner. Final payments will not be released to any service provider unless their required project closeouts have been delivered accordance to their contract and clients expectations.
